Abstract

Gated Communities in İstanbul: Development and the Reasons of Preference As being the most important trade and financial center of Turkey and the world, İstanbul is the crowded and most immigrated city of Turkey. According to the economic compulsion after 1980 İstanbul is exposed with more immigration. After the 2nd period of 1980’s middle-up and upper income level have stared leaving their houses at downtown in ‹stanbul which occurs in two ways; first one is development of the valuable and empty lands ›n downtown; second one is, so as too hard to find suitable lands in prestigious places in downtown, choosing new gated communities in uptown which can provide social activities for the residents. Gated communities are the most common-seen housing production form after 1990’s up today in Turkey especially in İstanbul. Within the paper, the economic growth and the reasons of preference and the development of gated communities in Istanbul according to demographic structures are studied. In terms of the research above, within the paper depends on the master thesis , ‘The Research of The Properties and The Settlement Datum of Lately Developed Gated Communities at İstanbul’, which prepared at the Department of Architecture, Institute of Science at Yıldız Technical University, supervised by Assist. Prof. Dr. M. Tolga Akbulut written by Architect İlke Aytar at 2010. The datums of the development of gated communities are updated for this paper after finalized of the thesis as to include 2010 and after 2010.
